John C. Richards, Jr. is Director of Capital Markets for Hampton Roads and Richmond, CBRE/Melody, CB Richard Ellis’ real estate banking subsidiary. Richards has over 20 years of commercial real estate experience and is a Director of the Norfolk office of CBRE/Melody. His responsibilities include managing the loan origination business in Norfolk and Richmond Markets. He will provide an overview of the credit markets, what’s going on right now and what we can possibly anticipate.
J. Bolling Lewis, III, is Senior Vice President with Wells Fargo and heads the middle market lending group. A banking veteran with over 24 years of experience, Bolling and his group originate commercial real estate loans for local private developers and investors throughout the Mid-Atlantic region, including Virginia, Maryland and Washington, DC.
Andrew Little is a principal and an investment banker with John B. Governor Kaine took office promising to “marry” transportation and land use planning. The Governor has also set his sights on setting the “gold standard” for stormwater management. With the “marrying” of transportation and land use almost complete and the anticipated enactment of “gold standard” stormwater regulations, the marriage is already on the rocks and no one has any gold left.
Under the new state-wide regulations, developers will face new hurdles, risks, and costs in the coming years as these new state-wide regulations are implemented. They will have to contend with new traffic impact regulations that will affect the timing of, and proffers for, rezoning requests. Entrance locations will no longer be a given. Connectivity will be required for planned public secondary streets and it is not clear how neighbors and consumers will react. Lastly, developers will have to contend with a paradigm shift in the way stormwater is controlled on-site and new, more stringent, quality and quantity standards for stormwater runoff.

Join Raymond E. Owens, senior economist and research advisor, with the Richmond Federal Reserve as he updates his economic forecast from 2008. Owens is a senior economist and research advisor in the Research Department and has been with the Richmond Fed since 1983. Owens has published academic articles in fields as diverse as monetary policy, financial markets, and economic development policy, but he spends most of his time analyzing national and regional economic conditions. RICHMOND, VA, May 5, 2009— On Tuesday morning, May 19th, 2009, commercial property owners, developers, architects, interior designers and related business professionals throughout the Richmond region will have an unparalleled opportunity to hear “The Changing Nature of Work: What’s Driving What’s Happening” from nationally recognized guest speaker and acclaimed interior designer Greg Dunlop, IIDA, ASID, National Manager of Architecture and Design for Allsteel. Presented by the Greater Richmond Association for Commercial Real Estate (GRACRE), the breakfast event will be held at the Country Club of Virginia, 6631 St. Andrews Lane, from 7:30 to 9:00 am. Mr. Dunlop has been a featured speaker to design audiences in Mexico City, Dallas, Boston, Atlanta, Toronto, and San Francisco. As part of a multi-media presentation, he will present will identify and discuss many of the social, demographic, sustainable, and technological forces that are driving today’s workforce trends. Further, Mr. Dunlop will discuss how work is changing, how “what workers want” is changing, and how designers and managers of work environments can help clients determine what aspects are relevant and applicable for them versus falling prey to every fad that comes along. He will also highlight the multi generations in the workplace and how the rules between employee and employers are changing.
“Having a nationally renowned speaker such as Greg Dunlop is just another example of how GRACRE is raising the bar in presenting more dynamic, relevant information and speakers to our members each month,” states David Auman, 2009 GRACRE president.

About The Speaker
Greg Dunlop, IIDA, ASID is the National Manager, Architecture and Design for Allsteel. He joined Allsteel in March of 2005 and is the National Manager of Architecture and Design for markets including the US, Canada, and Mexico. Greg’s responsibilities are to guide the marketing efforts of Allsteel’s Architecture and Design team while participating in the development, marketing, and introduction of new products. As well, Greg works to create new educational content in conjunction with Allsteel’s Workplace Research Department. He has been a featured speaker to design audiences in Mexico City, Dallas, Boston, Atlanta, San Francisco, and Toronto.
Greg has close to15 years of experience in the design industry completing projects for clients ranging from biotechnology to healthcare, and higher education. He worked as an in-house designer for the State Street Corporation in Boston and as a Space Strategies Consultant for over 5 years at a start-up company in Boston. His consulting clients included Fortune 500 companies, insurance, higher education, healthcare, and business services. Greg’s specialty was linking corporate business goals and employee culture with the workplace to enable businesses to grow and succeed.
Greg has a Bachelor of Science in Interior Design from Miami University of Ohio and a Master of Arts in Communications from Emerson College in Boston. Greg is NCIDQ certified and is a professional member of both ASID and IIDA. He currently serves as the President-Elect for IIDA New England and is a member of the ASID Industry Advisory Council.

Hear What New Business the Greater Richmond Partnership and Virginia’s Gateway Region Landed in 2008 and What’s On The Horizon for 2009 and Beyond
Renee Wyatt-Chapline is the Executive Director of Virginia's Gateway Region (VGR), a regional economic development organization which serves the cities of Petersburg, Hopewell, and Colonial Heights, and the counties of Chesterfield, Dinwiddie, Prince George, Surry and Sussex. In December, 2008, the VGR was awarded the Economic Deal of the Year by Business Facilities Magazine for landing Rolls Royce Jet Engine Project, which is expected to create 455 jobs by 2010. Wyatt-Chapline joined the region with more than 10 years experience in business development, marketing and public relations. Over the past five years, VGR has made 79 business announcements, creating $1 billion in capital investments.
Greg Wingfield is President of the Greater Richmond Partnership, the economic development engine for the Hanover, Henrico, Chesterfield and the City of Richmond. Mr. Wingfield has been promoting Greater Richmond for the last 14 years, since serving as the first elected President and CEO of the Greater Richmond Partnership, a public-private regional economic development organization. Since launching in mid-1994, the Partnership has assisted numerous high profile companies including, Qimonda Richmond, Genworth, Brink's, Philip Morris USA, MeadWestvaco and Altria Group Inc. The more than 360 businesses recruited since 1994 have committed over $6.2 billion in new investment. The region has also added more than 124,000 net new jobs over this same period.
